Development Services consists of four divisions that coordinate all aspects of residential and commercial development in Hoffman Estates. We work with residents and existing businesses on improvements to their property, and work with the development community to bring new businesses to Hoffman Estates. The department provides information and professional services to residents, developers, realtors, contractors, other governmental agencies, and other interested parties on a wide variety of topics.
The ECONOMIC DEVELOPMENT DIVISION recruits new businesses (retail, office, commercial, entertainment, etc.) to vacant sites or vacant buildings to increase the tax base and provide the necessary services for residents as well as employment opportunities. This division also promotes the Village and business community for new development and redevelopment (Roselle Road Business District).
The PLANNING DIVISION guides developers through the Village's development review process and assists residents with variances. Planning is responsible for the Village's Comprehensive Plan, which was recently updated as well as the Village's Zoning Ordinance and Sign Code. Planning also coordinates and creates long range or area-wide improvement plans such as streetscape projects in Prairie Stone and the Roselle Business District. This division also assists the Planning and Zoning Commission.
The TRANSPORTATION AND ENGINEERING DIVISION is primarily focused on existing and future Village infrastructure. They oversee the Village's annual street construction project, sidewalk improvements, drainage improvements, and traffic analysis. In addition to stormwater management and floodplain expertise, this division works with the state of Illinois and Cook County regarding the arterial roads in the community. They also work with Pace, Metra, RTA, and other governmental agencies on regional transportation issues and projects, such as the STAR Line, the Tollway, and transit services.
The CODE ENFORCEMENT DIVISION is responsible for the safety and welfare of residents and businesses through ensuring compliance with building, health, and property maintenance codes. Code issues permits for all residential and commercial construction in the Village, ensuring that new structures, additions, and remodeling projects are safe for our residents and employees. Code is responsible for zoning regulations related to home additions, decks, sheds, etc.
